• Income 
  Total household income must gross a minimum of 3.25 times the rental amount.
  
  
• Evictions 
  If you owe money to any landlord(s), do not apply until this has been paid. It doesn’t matter how long ago.
  
  
• Background Checks 
  Credit, criminal, landlord verifications, and proof-of-income verifications will be done and made part of our decision collectively.
  
  
• Application Fee
  Anyone 18 years of age and older must fill out an application—married or not. There is a $75.00 non-refundable application fee for each person.
  
  
• Security Deposit 
  The security deposit will be determined by the appliation review and will be equal to between 1 Months Rent and 2 Months Rent. Notification of the security deposit needed will come after the rental application has been reviewed.
  
  
• Proof of Income
  The Work Number Income Verification Report or two months pay stubs are required, and/or ssi income, child support, offer letter, or tax return if you get paid in cash. If you cannot prove your income in writing and we cannot verify your income, you will not qualify.
  
  
• Lease Terms 
  The lease term is 12 months unless otherwise stated.
  
  
• Move-In Money Due
  Once your application is approved, we require for the security deposit, leaase preparation fee and a signed lease within 48 hours. The lease will only be prepared after these have been received. We collect a full months rent regardless of the day you move in.  The second months rent will be pro-rated based upon the date of move in.
  
  
• When/Where Can You Pick Up Keys and Move In?
  You may pick up your keys at our office by appointment. You will be given keys at the move-in meeting at our office. The 1st month’s rent must be received and settled prior to picking up keys.
  
  
• Where Do I Apply? 
  Submit an application to the properties listed on our Available Rentals page. Applications are available online, or the showing coordinator has paper ones. A photo id and app fee of $75.00 are required. Not having all your information will delay processing. Processing usually takes 48-72 hours.
